A simple message to the higher ups at your local corporate office.
When you have an important corporate visit with all of the big bosses coming in town and it requires “all hands on deck”, searching the bushes for trash, staff coming in very early, the least that can be done is provide the team with a lunch.
Little things like that go a long way in making the employees feel valued.

Guest Insider If employees are doing what they are supposed to do, there would be no need to panic. Over 20 years of experience as maintenance tech and supervisor.

Guest Insider Tank you for saying what exactly was in my head! A property should be ready for a visit - without a heads up!

Guest Insider “Should” in a perfect world. Believe it or not there are properties out there that are suffering from a variety of issues such as staffing shortages, budget cuts, important capital projects neglected, recent ownership/management change, etc.

Brooke Nuber-Soldate That's probably why corporate is visiting - tell them and show them how and why you need help. You have an opportunity to get direct attention on your property by people who may actually be able to do something about it. Use it! They're likely coming to help and get to the bottom of your issues.
And you may not get the answer you want or any answer at all, but treating it like a punishment probably won't yield any better results and just adds stress and resentment.

Guest Insider Wow I can't believe this is not normal. I ALWAYS make sure my sites are at minimum provided lunch on days like this. If I don't have time, I make sure to let them know I expect them to order on pcard. Taking care of the onsite teams is the only way we are successful.

Brooke Nuber-Soldate When I came from corporate for a visit we went to 5 properties a day minimum. I had days with 9+ visits. Not everyone gets lunch or a treat for cleaning their property like they're supposed to.
Yes, corporate visits come with added stress, but Corporate is always treated like the job is glamorous and cushy - we're all grinding. We are all working our butts off. You have 1 property to deal with, I had 300.
Now if I was all day at 1 site, yeah, of course we got everyone food. That was rarely the case.
It's not a measure of how much you are valued or appreciated. We're all just trying to get a job done, and corporate is short on time when these visits happen.

Michelle Uecke Or ask for recommendations on where to take the other higher ups but don't invite any of your team

Guest Insider Personally, I feel appreciated when the visit is short and told the property looks good. If u had to come in early to make that happen, then ask if u can leave just as early that day or better yet on a Friday. If that is not possible, feel appreciated with your pay check as "treating" the team is not always possible with time constraints and budgets.
That being said, your manager can always ask the regional if they can treat the team to lunch, corporate employees don't have to be a part of it.

Robert Hoop The great thing about working for a company that owns all of their assets is knowing that they can show up at any time and on any day of the week. Our property owner or a member of the corporate staff pops in unannounced at least one per week. This can sometimes be on the weekend. If everything looks great, they let us know. If there is something that needs some attention they let us know. It keeps the staff on point. You will never find trash on our property.

🏢➡️🏠 Office-to-Multifamily Conversions: Opportunity or Risk?

"9 out of 10 conversions cost more than ground-up construction. Numbers don’t lie."

It’s a cautionary statement that resonates—but does it tell the full story?

Yes, older office buildings can come with surprises:...

Guest Insider We are seeing more and more conversion projects and appreciate the multifaceted benefits of reuse. The increased demand for more urban, work-play-live type options seems to promote conversion interests too.

Katie Decker-Erickson, MBA, IACC-NA A HUD/CDFI hybrid approach combined with a bridge loan could create a dynamic financing strategy for adaptive reuse and redevelopment projects.

Here’s how it could work:

Bridge Loan as Initial Capital – Securing short-term financing to acquire or reposition the property before transitioning to long-term HUD/CDFI-backed funding.

CDFI Flexibility – Leveraging mission-driven lending to support workforce housing, mixed-use developments, or underserved markets, where traditional financing might not fit.

HUD-Insured Stability – Transitioning into HUD 221(d)(4) loans or other permanent financing once the project stabilizes, ensuring long-term viability.

This structure allows developers and investors to quickly secure funding, execute redevelopment plans, and eventually transition to lower-cost, government-backed financing with sustainability in mind.

Let's be honest...if you lead people, you probably have someone on your team that just doesn't seem to care. At. All. The person that shows up late. Does just enough not to get fired. They're physically there, but mentally they're totally checked out. Perhaps you've tried everything to get them fired up to do their job...coached, threatened, free food, begged, maybe even prayed over them, with the same "ugh" results. After ...

Anonymous member I used to work at a place like this. I was let go due to irregularities such as that and trying to report it. It was reported to HUD and other agencies and nothing happened. In this case documents were left with unauthorized individuals to handle them. Nobody cares and nobody did anything.

Guest Insider Maintenance Supervisors have it rough. They need to know quite a bit about every system to do their job correctly. You have to be personable because we are the last line of defense before angry residents go to corporate for anything facilities related. People are more demanding today than ever before because we charge so much they think they should be getting 5 star service while we are given a 2-3 star budget for Staffing and equipment.
I think overall it is just the lack of understanding and empathy combined with the way we are treated like a line item expense in a budget. If we are good we can save a property hundreds of thousands per year and see nothing in return for it.
Another interesting dynamic that has taken a toll is the implementation of new software tracking systems that feel more like big brother and take more time away from your normal duties to fill out data points that make someone's job easier in corporate to track KPIs and Metrics but they never took away tasks off of...
