If you don’t know your team’s coffee order,
you probably don’t even know how they like being led 🤦🏽♂️
Most managers think leadership is about
check-ins, KPIs, and HR-approved compliments.
Not quite for Gen Z.
→ It’s about pattern recognition 🧠
→ It’s about energy management 💡
→ It’s about buy-in 💰
Last week I brought Starbucks to one of my student sites in Davis, CA to kick off the day.
Not to be “nice.”
→ But because I pay attention.

Here’s the truth every national 🇺🇸 team I train knows, and why they consistently sell out:
→ You can’t coach what you haven’t done.
→ You can’t lead what you won’t embody.
→ You won’t retain people who feel like replaceable labor tied to a desk.
That latte?
It wasn’t about caffeine.
→ It was frame control.
→ It was calibrating tone before signs of burnout or fatigue may be setting in.
Top teams don’t just survive pressure.
→ They thrive when it’s personalized to them.
So if your team’s “just getting by”
while you’re working on building company culture,
You’re not leading.
You’re managing performance.
And they employee retention may feel it.
That’s why I train my teams across the 🇺🇸
not just how to close deals…
→ But how to read the room, build loyalty, and grow into future leaders.

We promote people into titles faster than they can grow into them. Then we act surprised when that person can't actually move anything or lead anyone. Now, job titles are interesting things... Conceptually you would likely expect a job title to denote function, perhaps, seniority and or level of competence in the role. People hang a lot on a title. But have you experienced it? You run into someone who is the "VP of Suchandsuch" who has no real auth ...
Spent some time this week looking at what campus housing conferences are actually talking about right now. Not amenities. Not unit finishes. Community, engagement, and resident connection as an operational priority, not a marketing line. That's the same shift I think is coming for multifamily. Right now "resident experience" mostly means events calendars and the occasional mixer something a community manager runs on top of an already full plate...Spent some time this week looking at what campus housing conferences are actually talking about right now. Right now "resident experience" mostly means events calendars and the occasional mixer something a community manager runs on top of an already full plate. It's treated as a program, not infrastructure.
The properties that will differentiate on retention next are the ones that treat connection the way they already treat maintenance requests or lease renewals: something systemized, tracked, and owned not something that happens if a CM has bandwidth that month. For operators here is resident connection currently owned by anyone specific on your team, or is it everyone's job and therefore no one's?

One of the most common questions I receive is:"If the market cap rate is 6% and I find a property trading at an 8% cap rate, have I found a great deal?"The answer is maybe. A cap rate alone never tells the entire story.A cap rate spread is the difference between the market cap rate and the property's cap rate.Example:* Market Cap Rate: 6%* Subject Property: 8%* Spread: 2%At first glance, an 8% cap rate in a 6% market appears attractive. The real ...
When property management professionals hear the word "accessibility," they often think about the physical features of a community. They picture accessible parking spaces, curb cuts, ramps, elevators, wider doorways, grab bars, and other features that help people with disabilities navigate a property. While those physical elements are important, accessibility does not begin at the front entrance of an apartment community. For many prospective resid ...

Had the idea of using Claude to scrape data to create an application for the Nashville market that shows: Market Rents, Total Units, Occupancy, Total Monthly Rentals, Monthly Ad Spend & Concessions using data that's publicly available.
*** For transparency ***
This wasn't generated by a magic one-click button. This was built entirely on my own hardware, using subscriptions I personally pay for, and free public resources. It’s the result of combining Claude with specific prompting and architectural frameworks I’ve been developing over time.
Created using Claude using: JSON, Next.js, SQL & Python. Runs a CRON job every Monday at 6:00 am to update data.
Total Credits used: 2,434 = $24.34

If you've worked in multifamily for more than a week, you've probably been yelled at by a resident.Maybe it was over a delayed work order. Maybe it was a rent increase. Maybe it was something completely outside of your control. One of the biggest leadership lessons I've learned in this industry is that the most effective property management professionals don't take those moments personally—they listen first.T ...
What do think it cost you in time, money, stress, etc?
Weirdly enough in most cases it’s seen as the “cost of doing business.”

Backstory- ordered Freon and 4 cases of water for maintenance during high temps and back to back AC calls. Order was not approved because of the cases of water. Just want to leave this here and see how others would handle/respond/feel about this. Thoughts? Input?

Naming gets all the attention. The workshop, the shortlist, the debate over the finalists, the reveal. It feels like the moment the brand is born.It is not. A name is raw material. What determines whether it means anything is the work that comes after it, and that work gets far less attention than it deserves.Think about what a name is on day one. A word on a sign. A promise that has not been kept yet. If the name is ambitious, something evocativ ...
Mergers, centralization, technology stacking on top of more technology, and the people in the middle of it all trying to figure out how to keep showing up well for their teams.I've been thinking a lot about what we're actually asking of our leaders right now.Accenture's 2024 Pulse of Change Index found that the rate of change increased 183% over the past four years. 33% in 2023 alone. And multifamily didn't get a pass on any of it. We've got oper ...
What NYC's Broker-Fee Law Can Teach Landlords EverywhereBy Aleksei ApasovIf you own or manage rental property outside New York, it's easy to assume the city's broker-fee law has nothing to do with you. I think that's a mistake.Real estate policies have a habit of spreading. What starts in one major market often becomes a model—or at least a talking point—for lawmakers elsewhere. New York just happened to go first, and that makes it an interesting ...

Curious if anyone else has noticed this…
I think two things that often limit leasing success are:
1. Not having a show-ready apartment that helps prospects visualize themselves living there.
2. Not getting out into the community and foot marketing consistently.
What’s one leasing strategy that’s consistently brought in qualified traffic for your community?

More than just a coffee order is human connection. It’s team building. It’s sympathy. It’s coming together.
Small details do matter. They shape the tone, set the energy, and make people feel seen. That’s not just leadership. That’s real leadership!
Thank you for putting this into words!🤩
