Brent Williams Derek, is there a system that allows for multiple external suppliers to run supply to the building, and then have a dedicated line to each apartment from that hub, so that each resident can have a dedicated line, but the supplier could be independently selected by the resident?

Derek Carrillo Brent Williams Yes, that setup exists. It’s usually called open-access or neutral-host fiber. The building owns the internal fiber, multiple providers connect at a shared hub, and each unit has a dedicated line. Residents can then choose their provider. The bigger issue is it has to be designed and contractually allowed from day one. Many buildings say “fiber” but don’t allow provider choice unless the agreements and infrastructure support it.

HUD / NSPIRE Question:
We expect to receive a HUD inspection letter any day now. We are looking for a company that has experience making repairs for the HUD inspection and has experience with the new NSPIRE program. The community is located in Columbus, Ohio. Any recommendations?

Michelle Carpenter We use US Housing Consultants to perform a pre-inspection on our REAC/NSPIRE properties. They don’t do repairs but we get a good idea of what needs to be fixed.

Guest Insider Not sure what your area housing requires, but most likely it's the same as your city inspections...normal things like, 10 yr smoke alarms(new requirement), all outlets working/grounded or labeled, gfcis good, all windows operating right. Very basic..

Kathi Marie The only thing that changed is that they also require smoke detectors in every bedroom. We have them right outside each bedroom in the hallway, but we had to put in additional smoke detectors to pass. They really check your outlet, especially in the kitchen.
They will also ding you if there is a light fixture without a cover. I.e. just a lightbulb without a cover they will write you up for that.
If there’s any steps leading up to the property that are broken or in disrepair or a fall hazard, they will flag that
They also told me they wanted to see the boiler room which I’ve never had anyone ask for and it is locked. I had to negotiate with putting a copy of my current boiler inspection on the outside of the door for them.
