Most ILS feed failures aren't a technology problem. They're a data hygiene problem nobody warned you about.I've watched operators lose weeks of leasing velocity because their Yardi export was pushing malformed XML to Apartments dot com, Zillow, and Rent dot com simultaneously. The units showed as unavailable. The phones went quiet. Nobody knew why until someone actually read the feed file. Here's what typically goes wrong: the PMS generates the fe ...
When an ESA Becomes a Landlord-Tenant Issue
I had a lot of questions when I needed to discuss my emotional support animal with my landlord. I wasn’t sure what documentation they could ask for or how the process was supposed to work.
After doing some research, I realized an ESA letter is connected to a person’s mental health needs and isn’t simply a way to turn a pet into an ESA for housing.

I also looked into My ESA Therapist while trying to understand the evaluation process. What I found useful was the emphasis on speaking with a licensed mental health professional before any documentation is issued.
Knowing what information to provide and understanding the applicable housing rules made the conversation with my landlord much easier.

Fire safety in an apartment building can easily become something that gets pushed into the background. The fire alarm company comes in. The sprinkler contractor does the annual inspection. Emergency lights get tested. Reports get filed away. As long as there are no obvious problems, it can feel like everything is being taken care of.But there is a difference between having fire protection systems in a building and actually understanding how those ...

We need to leverage technology to enhance our experience, not replace it.
Whether it is a McDonalds or an apartment community, understanding what we provide at our core is essential, and we don’t want to sacrifice that as we try to streamline our processes.

And please leave good quality food out if it, because for kids, let’s be frank, it’s not about quality ingredients.
Look at the evolution of McDonald’s over nearly 40 years. We gained kiosks, mobile ordering, drive-thru efficiency and convenience.
But look at what we lost.
The early restaurants weren’t just places to eat. For kids, they were a destination. For parents, they created a reason to stay. There was color, energy, play and an experience people actually remembered.
There’s a lesson here for every industry, including homebuilding.
We spend so much time optimizing the transaction, shortening the process and introducing technology that sometimes we accidentally engineer the emotion right out of the customer experience.
Innovation should make things easier. But the best innovation also makes the experience better, more human and more memorable.
Efficiency matters … but nobody reminisces about a kiosk.

Stunning "secrets" set in actionable suggestions. well done, Ashley!
The current administration has reportedly discussed potential changes to capital gains taxation, including the concept of indexing capital gains for inflation. The principle is simple: investors could potentially be taxed on their real economic gain, rather than the full nominal increase in value. Here's an example:An investor purchases an asset for $300,000 and sells it several years later for $500,000.Under the current system, the taxable gain wo ...
Most portfolios market everything in roughly the same voice. It's an easy thing to let happen. The marketing team is centralized, the templates already exist, and nobody wants to maintain five separate brand systems for the same owner. The question worth asking is whether your portfolio is having one conversation or several.Consider the range in senior housing. A single organization can operate permanent supportive housing where residents contribu ...
I've talked to 3 PM's last month who are only checking income for co-signers.
My question to them... are you willing to risk fair housing compliance, contract enforceability, identity fraud, or financial backing by not screening co-signers the same way as primary applicants?
How is the group approaching co-signers?

Excellent article. There is an old saying that stands the test of time. You don't get what you expect. You get what you "inspect!" Continue to review and expand, as needed, your checklist, as even a 20+ year employee can forget to inspect every it
One of the biggest misconceptions about leasing is that it’s all about giving tours and showing amenities.
In reality, the best leasing consultants know it’s about listening first.
Over the years, I’ve learned that some of the biggest mistakes are:
• Talking more than listening.
• Selling features instead of helping people picture themselves at home.
• Being afraid to ask for the lease when someone is ready.

Leasing isn’t about convincing someone to sign a lease—it’s about helping them find the right place to call home.
If you’re in property management, what’s one leasing lesson you wish someone had taught you when you first started?

A practical way to measure Generative AI's impact on leasing, collections and renewals AI earns attention in multifamily for many reasons, but for operators, there are two clear drivers of value: automating outbound communications to move work faster and making execution more consistent. But none of these promises belongs in an NOI discussion until it can be tied to a measurable operating result. The useful question is not, "Is AI he ...
