Quick tip for folks in peak leasing season.

If you're reviewing pay stubs manually, check the net pay amounts.

Real paychecks are almost never round numbers after taxes and deductions. If someone's net comes out to exactly $3,000.00 every single pay period, look closer. It's super easy to spot.

3x the monthly rent is the standard rule of thumb, but I've seen PMs use everything from 2x to 4x depending on the market and the property.

Anyone running income/employment verification on every applicant, or only when something else raises a red flag?
I’ve seen both approaches. Some PMs run it every time as a baseline. Others only request it if the numbers look off.

Alex Mann No. We use Snappt to authenticate paystubs & bank statements and to ensure we are consistent. Engaging employers directly makes the process muddy.
