Every role comes with its own responsibilities, but there’s something different about being on the property and watching the day unfold in real time. You’re not reading about it in an email later or hearing about it on a conference call.

✔️ Nobody quits.
✔️ There are no major emergencies.
✔️ Maintenance isn’t putting out fires all day.
✔️ You actually get to finish at least one thing on your to-do list.

I’m starting to think the PropTech industry is just gaslighting itself about AI.

The executives tell me they’re "revolutionizing" the leasing process.
Then my friends text me at 11 PM because they can’t get a simple answer about a floor plan from a chatbot.

I've heard a wide variation of screening/application fees lately and what's "normal" to charge applicants.

This seems to be state and/or market specific to me.

What are you charging for applications? And who here is electing to cover the fee on behalf of their applicants?

Guest Insider Fee should not exceed costs of conducting the sceeening. If credit check costs $30, then $30 fee. Application fees should be as minimum as possible.

Some of our regions have increased the fee to try to help pre-qualify applicants
Some of our regions have it at cost to lower the application barrier as much as possible
Most of our properties have a promo code or deal to waive the application fees under certain conditions.
There's a handful of strategy options depending on what the law permits
