Curious if anyone else has noticed this…
I think two things that often limit leasing success are:
1. Not having a show-ready apartment that helps prospects visualize themselves living there.
2. Not getting out into the community and foot marketing consistently.

A good day isn’t when everything goes perfectly.
It’s when…
✔️ Nobody quits.
✔️ There are no major emergencies.
✔️ Maintenance isn’t putting out fires all day.
✔️ You actually get to finish at least one thing on your to-do list.
The bar is low… but somehow those are the days that feel like a huge win. 😅

I’m starting to think the PropTech industry is just gaslighting itself about AI.
The executives tell me they’re "revolutionizing" the leasing process.
Then my friends text me at 11 PM because they can’t get a simple answer about a floor plan from a chatbot.
If the tech is so good, why are vacancy rates still a mess?
If the "innovation" is working, why is the renter experience still so broken?
We have companies that have been trying to solve...I’m starting to think the PropTech industry is just gaslighting itself about AI.

They haven't won yet.
It makes me question if we’re actually helping or if we’re just adding layers of noise between the renter and the door.
I don't know.
Maybe we're all just over-engineering a process that really just needs someone to pick up the phone.
PS we did almost 400 mystery shops in the last month. ONLY 28 leasing teams called the renter back. So, calling leads probably is a hack right now.

I've heard a wide variation of screening/application fees lately and what's "normal" to charge applicants.
This seems to be state and/or market specific to me.
What are you charging for applications? And who here is electing to cover the fee on behalf of their applicants?

Advice appreciated. I am on the brink of exploring new opportunities. I am a Senior Community manger that has filled in many roles and positions (unofficially) in my company. I have been here 4 years and always volunteering to learn and grow. I absolutely love my company. My regional is draining me. I am a very detail oriented, very organized and don’t miss deadlines 99% of the time. When I am going to miss something, I communicate before hand...Advice appreciated. When I am going to miss something, I communicate before hand with an extension request if possible, or advice on what I can prioritize. There are other managers within my portfolio who that are continuously not meeting deadlines, and we are all grouped together as if we are all not up to par. I’m feeling incredibly defeated. I also do not feel comfortable having this conversation as she can be very unapproachable, and we feel as if we are a nuecence when asking for assistance. While I am very small town, and no immediate opportunities in site, I am comfortable with waiting until an opportunity comes my way, however, is exploring another opportunity to take my leadership elsewhere, where I feel valued worth it Show more
