Another fee was added to my rent. $48 for parking pass to park in the parking lot!! Not a garage, not a carport! That on top of pest control fee, amenity fee, 2 admin fees, trash fee, sewer water run off fee, etc, etc, etc! I understand ancillary income but this is getting ridiculous!

Meera Dane I'll be honest, until I was working with developers, I didn't understand how much parking cost. I am keeping an ear out to see where my local jurisdiction will fall on number of parking spots per unit - right now it's .83, and yet, many of our residents have multiple cars. If we had decent public transportation (we do keep bicycle rooms, etc.) it might be different. On the outside it's like, "Yeah, we had to pay to pave, and occasional repair and restripe," but it's not that easy. So I get parking fees to some extent.

That said, the junk fee thing is being addressed in Colorado, so put that Denver apartment on notice. HB25-1090 will be interesting since all of those fees will have to be disclosed right up front. HB23-1095 had a 2% or $10 limit on mark-ups for fees when the landlord is billed for something they're passing through. That last one (along with some other references in the rapidly changing Colorado legislation for renters and landlords) really made it harder for...

Cory Smith Fee's (in general, not just parking) are not a one-size-fits-all approach, that is for certain! There is a segment of communities which cater to residents that want to spend 'extra' for certain offerings a community has (be it premium parking, storage units, pool cabanas, co-working spaces, etc). The challenge that the industry faces is that some communities have these offerings and some do not and the 'answer' of just mandating fee's for everything can certainly leave the resident with a bad taste in their mouth.

Take parking for example; there are great points and counterpoints in this thread of why to charge for parking and also why to not charge for parking. I think the answer is completely asset-dependent. There is a way to optimize parking, limit offenders who have no regard for parking rules, and optionally, create some ancillary income for residents.

This is something our company is really focused on. If a choice can be offered to the residents that provides options for a value...
