Many years ago, I read The Four Agreements by don Miguel Ruize. This book changed my life for the better. Recently, I got to thinking ~ how can this book help us in Property Management? Apartment property management is often viewed as a business of leases, maintenance requests, budgets, and regulations. While those responsibilities are certainly important, at its core, property management is really about people.Every resident who ...
Don’t let anyone tell you that you can’t do something. Unless they’re your boss, then maybe we should listen to them. 😁

Often times n the corporate world, the fear of conflict often looms large. Yet, there is something far more insidious than a heated debate: silence. The greatest threat to any organization is when its most passionate employees become quiet. In my world these individuals are the heartbeat of innovation; they are the ones who challenge the status quo & push boundaries because they care deeply about the mission & vision of the company. Here is my current situation ~~ I live in Western North Carolina. The temperature outside is 8 degrees. I have lived here since 2006 and don't remember it EVER being this cold. We had 6 inches of snow ~~ we usually only get a few inches the entire winter.
I live at Vetra Asheville Apartments. There are almost 400 units here. The team here is the best we have had in a very long time.
My 5 year old water heater is leaking. We have Hydro heating systems, (mine is only 3 years old) which are great systems, however they depend on the water heater in order to produce heat. So ~ I have no heat.
Called the ER number. Maintenance tech (Mike) was here within 5 minutes. While he was here, he got another call that a water line had burst & was spraying all over. He had to leave. Now, because of that pipe bursting, the water is off to an entire building ~ 24 units, until the City can get here to repair the line.
He came back to my apartment ~ can't find the leak in my water heater, so he turned the water off to stop the leaking, which was now going to the apartment below me. He had several other calls while he was here, also!! He said he was calling other Techs in to come help him. He brought me a heater and will return to replace the water heater as soon as possible.
Imagine ~~ it's Sunday ~ the roads are in BAD shape ~ it's beyond cold outside & you still SHOW UP! THIS is what our MAINTENANCE folks have to deal with! Mike was professional, apologetic, & courteous. A great Maintenance Team can make or break a property. I APPLAUD each & everyone of you!! THANK YOU, THANK YOU, THANK YOU!

Encourage open communication, collaboration, and mutual respect. E ...

This year, more than ever, the weight of financial pressure feels undeniably real. Listening is a key component of effective leadership & there are several reasons why I believe it is important for leaders to master this skill. First & foremost, listening increases trust within our teams. When we take the time to actively listen to our teammates, we show them that we value their input & care about their thoughts & ideas. This can go a long way in building strong relationships & fostering ...
