Guest Insider I’m not about calling out any one company in this forum but there is one ILS that stands out to me for unqualified leads. Their system immediately sends leads when they only click on your community. The leads almost always have email as the preferred method of contact instead of phone. Follow up is done according to their preference and if they respond at all, they are seldomly actually actively looking or interested in the community.

Leah Love Do you have any digital brochures? I would use Google Gemini and upload your digital brochure and ask it for several different follow up options. Or use your website url.

Stacey Pichette Maybe type a new template from memory and tailor it to your new property. Personalized email communications are beyond important. No one wants to read an email that looks like it was auto generated. My company uses Knock which has “quick replies” but I’ve been clear with my team about not using them. I also change communication methods for follow ups - if I sent an email yesterday, I’ll call or text them the next time. I’ve noticed new leads coming in via email literally requesting a phone call. A couple of them were secret shoppers, looking for an easy way to have the team member fail for not paying attention to the details!

Brooke Frederickson Look at this from Zillow’s perspective. If I am searching for an apartment, I want to know that there is availability, not a waitlist. If I’m using them to search for an apartment and am consistently getting a waitlist situation when availability is showing, that makes Zillow look bad and I’m going to switch to a competitor’s website. You’re trying to use it in a certain way and Zillow is saying ‘nope.’ Are you right to be annoyed? Yes. Are they right to do what they think is best for their customers? Yes. Quite honestly, cancelling your advertising with them may be the best solution for both sides.
