Let's set the scene.A prospective renter finds your apartment community online. The website loads slowly. The floor plans are hard to find. There's no clear way to apply.Back button. Exit. Gone. Now imagine the opposite:They land on your site. It's clean, fast, and mobile-optimized. Applying takes minutes. Paying rent later is a breeze. Maintenance requests? Handled with a few taps. That's not luxury anymore. That's the bare minimum in 2025.An ...

Bonus depreciation was always supposed to phase out. But thanks to the One Big Beautiful Bill Act (OBBBA), signed into law in 2025, it's now permanently back and baked into the tax code. That means multifamily investors once again have the opportunity to fully expense qualifying property, with no sunset dates. 100% bonus depreciation is here to stay for any qualified property you place in service after January 19, 2025.Whether you're a general par ...

No matter what size property you own or manage, the key to success is efficiency. In practical terms, that means keeping occupancy rates high and rents competitive while at the same time controlling and reducing expenses that affect your bottom line. Unfortunately, there isn't a magic button called "efficiency" that will automatically make your property as profitable as possible. But the good news is that it doesn't have to be an unreachable goal ...

Let's be honest: if you're selling into the multifamily space right now, you're not just competing with other suppliers—you're competing with inbox fatigue, demo exhaustion, and the mental firewall operators have built to protect their sanity. The truth is, it's never been harder to earn attention. But it's also never been more possible to stand out—if you're thoughtful about how you approach the conversation. This post is for those of us who want ...

💡 Want capital to chase your next build? Why Smaller Units with Superior Amenities are Attracting Funding in Multifamily

In today's dynamic multifamily market, investors and developers are keenly focused on strategies that optimize returns and attract capital.

A compelling trend gaining...

Brent Williams Is there a location that publishes average unit size for new build? I seem to remember that unit sizes were declining about 5 years ago, but I thought I heard they were ticking back up now.

Donald Montgomery There sure is, like RentCafe that publishes this, also the US Census Bureau. But like you mentioned the trend is going larger.

Smaller, more high end units aren't merely a design choice; it's a strategic financial approach that appeals to both residents seeking affordability and lenders/investors looking for resilient, high-performing assets.

Every apartment community presents a unique opportunity to build a brand. Whether you're naming a new lease-up or refreshing an existing multifamily property, your branding approach shapes the way residents perceive the experience—before they even visit the leasing office. But how do you decide which apartment branding strategy is right for your portfolio? While there's no one-size-fits-all solution, most multifamily brands fall into one of three ...

These trees are killing me.
Anyone have the hook up on new mailboxes??

These trees are killing me. Anyone have the hook up on new mailboxes??
Guest Insider The boxes themselves look in tact. You just need to have a new kiosk shelter built for them.
Or you can buy all new pedestal boxes...but those aren't cheap.
Mailboxes.com is generally where we get those. USPS recommends them. You may even want to call your postmaster and find out what they recomend as well if you go with new boxes. As they have good insights on durability and which ones seem to hold up best in your region. Also they have to order new or swap out the master locks anyway.

Brent Williams Agree that this looks more like a construction challenge than a mailbox challenge.

Our beloved cleaning lady (25+ year career) was just poked with a needle while emptying the trash on the roof deck. We have obviously have asked her to visit the local hospital, but what other precautions do you suggest for the future. Please note, this was in the bathroom at the roof deck, so cameras are not an option.

Leah Love Is she going to the hospital? Highly encourage her to. They will give her a timeline for retesting. I hope she’s ok and I’m sorry that happened to her. Can she take the needle with her to be tested? (I know it’s gross but should be helpful.)

Amy Sulka Call your insurance company. They will be able to walk you through how to handle this in the case a claim needs to be filed plus you want them to know first. If it is mishandled and they were not notified, they can deny the claim.

Guest Insider Be sure that not only does she seek medical attention, but that they are informed that this is a workplace injury.

Guest Insider * The hospital will help her medically, but this was probably a traumatic experience for her, and she may need some extra support from staff at your property.
*If you have security, more patrols of the roof deck.
*Try to determine, was it left by someone using illegal drugs or someone that uses insulin?
*Sharps containers provided in the bathrooms may help to prevent the issue again if this was someone using insulin.
*They sell puncture proof/resistant gloves on amazon, she should use latex gloves and then the puncture proof gloves over the latex gloves going forward, when pulling trash.
*Review cameras from nearby the bathrooms to help you determine if this was an unhoused person that accessed the property unauthorized or a visitor/tenant. Even if you don’t recognize them, seeing them may help you determine if they belonged or not. Figure out when she changed the trash the last time before and you have a window to look into.
*Restrict access to the roof deck by ensuring locks are...

"Good enough." You hear it everywhere in multifamily. It's the mantra of minimal viable product: fill the vacancy, but just barely. Touch up paint rather than a proper make ready.  Answering service responses that feel like a black hole. That, frankly, is insufficient effort. It's the shortcut that always costs more. A resident's maintenance issue lingers, your online reviews plummet, a prospective renter walks out feeling ignored ...

It's easy to get caught up in dashboards and digital performance, but the best marketing still starts at the curb.I say that not just as a marketer, but as someone who's been on both sides of the leasing desk. I've worked the front lines and I've sat in the strategy room. And the campaigns that drive results, the ones that move the needle on NOI, are never the ones that live solely in a slide deck. They're the ones that start with buy-in from the ...

Chris Finetto Or when they take photos of the pool, through the iron fencing. It’s like the view from inside of a jail cell. Or the Hoopty Car in the oil stained parking lot. And for hell’s sake, organize the damned pool furniture before taking photos.
