Hi Again,
I had the question about my leaking windows last week. Now I have another question for Vendors (and any experienced PMs with remediation like this).
Vendors came in yesterday to see what was behind the wall. They said they found minimal damage. On Friday we’ll have someone else come in for leak detection and then early next week someone else to put up drywall paint etc.

Jonathan Cheville I do these kinds of remediations regularly and this is on the lower end of the severity that gets handled by an outside vendor. Trust me, you're getting A+ service primarily for your own piece of mind.

Guest Insider Since you’re in PM I’m sure you already know that “leaks” are sometimes the hardest to repair. It’s all about trying to do this or that and wait. This needs to stay open. Hopefully you allow them the time it is going to take to solve your issue. Since they are using contractors I’m sure you understand that they are at their mercy as far as scheduling. You might have weeks of people in and out till the problem is solved.

Kelli Windsor This is minimal damage. Your insulation looks ok and isn’t waterlogged or moldy.
It’s ok to have it not covered- Gotta leave it for a few days to air dry before the finish. Remediation looks good too with no signs of mold or mildew that I can see.
If they haven’t done a water test yet, they should and likely will. By forcing it to leak, it will help them pinpoint the problem and plan the repair.
Sounds like they have a solid plan if they follow through with the next steps.

Question for vendors and seasoned property managers.
I’ve had a leaking window/wall for a year. The property is telling me the vendors will be coming into remove the Sheetrock and will be running air purifiers and a micro scrubber - which I assume is an air scrubber.
During my time, anytime we had to use an air scrubber it was typically on a vacant make ready. No one was ever home.

Jonathan Cheville I typically only use my hepa air scrubbers when doing a remediation in an occupied unit.

Mark Cukro Some air scrubbers are safe for occupied homes and some are not. Just be sure to find out about the specific one being used.

Has anyone had issues with marijuana smokers, weed smell leeching into neighbors apartments? How did you fix it?

Example, two apartments are back to back, shared wall. But one apartment is technically a different building. Bedroom and bathroom walls are shared. Weed smell shows up in non smokers...

Guest Insider It is but we use the Blue Moon (NAA) lease and there is an addendum that it’s still not permitted in our property. Even medical marijuana is not permitted.

Guest Insider Yes. Seeping marijuana has been a problem in my apartment complex. I didn't know that I have an allergic reaction to marijuana smoke until a smoking tenant moved in. I was awakened in my sleep to burning, watery eyes and a dry irritated throat. My bedroom was filled with the smell of weed. I send complaints to management and they send out notifications stating that the smell of smoke has been reported rather than naming the odor. It seems as if they are afraid to use the word marijuana. It's very frustrating because violators are not being held responsible.
