We use Yardi voyager - It's expensive to go directly through them, but our accountant has a licence and the fees are much more manageable that way. He does all the accounting - bill paying, check register, monthly reports etc. Office staff does the input of deposits, and all resident info. The software also has resident screening built in as well. It's web based, and both managers and owners can have access to live data. Also have mobile apps available.

We worked with OneSite for a short period, but I found it very "clicky" in that there was a lot of steps to get through the input of information. We went back to Yardi

We do all lease signing by paper and have a file for each tenant in each building (300 units). Every time a work order is done by email or anything that is related to the tenant for charges and etc. We put that into their file. Is there an easier way to access files?

Not sure I understand "hold tenant files." Can you explain?

Where we work at we are missing a lotof tenant payments and our dated software doesnt help. We do a lot of things by hand and excel.

The office is also extremely old school, a lot of paper files. What is a good way to hold tenant files?

Of the ones you mention, probably ResMan, Yardi and RealPage have the strongest accounting solutions. Make sure you develop a checklist of things you want, and then let the vendor partners educate you on what they have, and if they have those features.

thanks will look into resman. there are so many different types of softwares, i don't know where to begin.

right now we are looking at Appfolio, Propertyware, Yardi, Realpage. What are the differences and how do we choose one? It seems like most of them have the same functions.
