I've always used 100% with a waiting list as time to increase. But, I always verify it with a market survey to see where everyone else is.

You can always raise rent and offer concessions (ugh!), if needed.

At what occupancy rate do you start thinking your rents are underpriced? 90%? 95%? 85%?

Can anyone point me toward formal studies regarding the most profitable position regarding occupancy vs. price point?
