Hi everyone! I'm new here. I need some advice: I've had this darn 2-Bedroom that I've been unable to rent. I've even lit sage in there and nothing. Any suggestions?

Dash for Cash in that unit only. Place fake money in a few spots, give prospect 30-60 seconds to run around open cabinets, drawers looking for money and that's the concession applied to their move in.

Tony Leon We did this on a few units that we couldn't rent. We even painted chalkboard walls in the 2nd bedroom and changed the marketing to a 1 bedroom with an office. Now we have a waiting list on those units.

Lease me, keep me. Fill that unit with refrigerator goodies and the pantry with snacks. Bath rug, shower Curtin. Basic stuff that looks good. Sometimes the money spent is less than a concession.

Market it as if it's the only one you have. If you have other 2 beds available, dont even mention them or give the prospects the option of a different one. Set it up as a mini model and include those items in the rental. Hold a meeting in that apartment and have everyone give their ideas on why it is not renting and fix those items.

We use to mini model or hard to lease apartments with really cute stuff and told prospects that this apartment comes with the goodies you see in there. We also had a couple of apartments we put a TV or a keurig in as an added bonus. Some apartments are just harder to lease because they don't have the best view or you have to walk around the building to get to your door... people will overlook those apartments and wait to lease another one. Sometime a little extra makes the difference.
