Best all in one in my opinion is Bixby. Bixby is an easy to use web and mobile application for communicating with tenants, creating/recording maintenance requests,leases,collecting payments and much more. The application is fully customizable and allows you to integrate different features from other software such as Yardi, buildium, realpage, just to name a few.

The software is a full suite tenant portal. My favorite part about it is that tenants and residents also benefit; because Bixby does a great job in helping communities around buildings who use the software by setting up partnerships with local businesses to provide on demand services, and discounts to your residents. This also helps the communities by fostering relationships with local businesses in your areas.

The software is easy to use, and is one of the most cost efficient management software currently out there whether you have a small portfolio or a large one.

We used Buildium for the first couple years but it had many limitations.
We now use Entrada & It seems to be a bit better & they are always making upgrades etc.
Price is not much more & they negotiated with us to be more affordable.

While RealPage seems to be a great tool, personally, I can’t get over the fact that it is very much browser dependent. As in Internet Explorer.

I find AppFolio very user friendly for all aspects of property management. Anytime I have had a question, concern or suggestion they have reached out to me within the same day. I have used several different property management softwares since the mid 1980's and this is the best by far.

Yardi, PMPro, One Site, Rent Roll to name a few.

We have been using AppFolio for a year. It provieds what you are seeking, however (probably similar to any software) it isn't perferct, and has a learning curve.

Hello Brandon,

I worked for 16 years on the management/maintenance side of Multifamily and have made the transition to the vendor side in the last 3 years. I completely understand the frustrations of trying to manage multiple locations and balancing the investor's need for updates. I have worked with two operating systems during my career and found Realpage to have the best range of products available for property management. The exposure you get with reports from Facilities in Onesite allows you the ability to report to your investors with real time data. Another added benefit for spend control is Ops Technology, which is the software used for ordering materials for all of your communities needs. I highly recommend speaking to Realpage about their products. Although Realpage is my preference, Yardi also has platforms for Multifamily which can help give you the exposure you desire.
