What is your process when you find a sub-lease in your units?

Do you accept rent knowing they are there?
Do you fine?
Do you .............?

(adding this Questions for those whom might be newbies as it is a good conversation piece)

Give the tenant on the lease a notice to vacate on the grounds of violation of lease terms and make sure you drop a paper copy at the door.
You can let the subletters know they can apply for the apartment and meet he same requirements as everyone else, but they can’t just stay there.

Not allowing subleasing is SO important! I know we don’t want more vacants but we have to know if they meet our criteria. Ultimately, I believe it’s a fair housing issue

Oh yes.. subleasing is a big issues for sure.. I thought I would post this today as we found one today while doing inspections

When doing the notice to vacate documents be sure and write and all occupants. That covers any unauthorized guest...

Oh yes ours automatically contain that phrase but I re insert it in plain English again to make sure they read it..
