I am in a similar situation; I am in Sacramento and can do Conventional or Affordable (Tax Credit) housing. I have done a lease up (Tax Credit as an Assistant manager), and I have repositioned an underperforming property and put it back on track (also Tax Credit as resident manager). Prior to my tax credit properties in Sacramento, I was a floating leasing consultant in Orange County. While I have been assigned to properties up to 700+ units, most of the properties I have been assigned to have been in the 200 unit range.

The only real difference between tax credit and conventional housing is the amount of paperwork necessary to maintain compliance with the regulatory agreements the owner committed to. I have not had any experience with project based section 8 housing; but would welcome the opportunity to learn.
