Im sure most states allow for the acceleration of rent if someone moves out prior to completing their lease term. What is your company's "best practice" regarding this? Does it ever benefit you to actually post 6,9,11 months worth of rent when a Resident skips out? Do you then have to adjust that balance if someone else rents the unit during the same time frame?  Secondly, is it ever ok to forfeit the security deposit, simply for breaking the lease and not apply it to actual charges. Would that only be acceptable if an applicant fails to move forward after approval?
