Topic: Retail Water Billing

I was curious how other property managers are handling water billing for retail tenants. I currently manage a mixed use property and I have 33,000 sf of retail. They all have a submeter, and we take monthly water readings, but we are currently billing them back on an allocated amount only--not the total usage. Do you use a vendor/outside company like AUM or do you manage it yourself? If you use a form, can you share? Thanks for your input.

I am not currently a manager, but have worked on multi-use communities and have billed the retail clients for their submetered usage. If you are billing your residents using a vendor, such as AUM, they should be able to bill your retail clients using their metered usage. Contact your account representative for your third party billing provider and they should be able to help. I curerrenty work for Minol USA, which is a 3rd party utility billing provider, and we have numerous clients that bill this way.

Hi Jacob-

One of the real advantages of having a submetered property from a water billing perspective is that not only is it a more fair way to bill tenants, but you can review the water consumption on a daily basis and detect leaks, identify bad meters, discover vacant units that are not supposed to be vacant, etc. There is a lot of useful data you can access that will help your complex and its tenants use water more efficiently.

Having working submeters on your property is extremely beneficial.

At my property we use Minol. Their website is very user friendly to manage resident delinquencies, move ins, & move outs. I have worked with Kathy Porter in the past and she is excellent to work with. I am at a new property and in the beginning called her almost daily for a while. I have used other companies in the past but Minol has been the easiest to work with.
