Topic: Renting Units By Room

I'm an investor. Until recently, I've never come across an apartment complex which rents out units by room. (Boarding houses... yes. But a traditional garden apartment complex?..)

I've come across a property for sale which rents 3BR units by room.

Gross rent is much higher than you'd get from renting the entire unit to one tenant.

BUT... seems like this setup would be a management nightmare.

Anyone have experience with this? Any success stories/suggestions?
