A bonus if they are doing a great job...everyone loves money! But if that isn’t possible, then baked goods! Maybe cookies in the shape of tools, cupcakes or donuts!

If you have a superstar opportunity send a letter with a gift card to his/her family telling them the awesome job done and to take their husband, father, spousal equvilent out for a treat or dinner.

Our company is the same. I am the only onsite office personnel and maintenance and we have an onsite maintenance man ... we make them use their own tools and have none for the property.

We are a tiny property. Just me as Property Manager/Leasing Agent and the Part time Maintenance Man. I know that he can't afford to replace tools. On the anniversary of his employment and his birthday, the owners will pay for a new tool. Especially since the company doesn't own tools. Our company makes the employees use their own tools.
