Reply: What do you all think about the new boys in town: Zumper, Apartment List, and Zillow?

We don't have Zumper in our market. We currently use AptList and I like that the website asks a lot of questions to qualify the prospect for you. We've only had 2 AptList conversions in 2018, however. I have not found Zillow to be a successful ILS for multifamily in our market. Although when we did use Zillow, I also liked the monthly cap for expenditure purposes.

I get results with Apartment List on all types of properties. And it’s pay per lease so it’s a win/win. Zillow gets results as well. Haven’t seen much from Zumper both in leads and in search results.

They’ve changed again and it’s much more user friendly. No more loop holes in the leads either as their leads integrate with your software and generate a guest card. I like that they listen to customer feedback and make changes accordingly.

I was a big fan of apt list when they first launched but when they changed the algorithm it made it too much email to handle. We cut them and our portfolio phone lead ratio increased significantly, which is a kpi we look for since our calls convert at a higher rate. It’s been a re-education process for ops who look at lead count overall and need to be explained the quality of leads differential. I’m a fan of Zillow for the right markets, works very well for our suburban and properties with larger floor plans. But similar to Arthur we have significantly reduced our ILS partnerships and are only using 1-2 at a vast majority of properties. I don’t see us giving up on them altogether, a bulk listing is a good place to start when a prospect doesn’t know what they’re looking for yet, and while we are using group sem ads in markets where we have several properties, it’s hard to compete on spend.
