Entrata or real page. Entrata is still developing and doesn’t have many of the features of real page. It does have a better interface though.. real page support is great.

We’ve used Entrata for years. I would say for student housing it is by far the best, but many of their recent updates are focused toward conventional.

The biggest issue is making sure permissions are set well at the company level. Otherwise you’ll have a ton of problems completing tasks.

Otherwise it’s super intuitive and the reporting features are great.

We use Entrata and just took over a property that was using Appfolio. It was very difficult. Comparatively Appfolio was very elementary compared to Entrata and information did not come over easily. There was a lot of back work and manual entries required. I prefer RealPage to any other product.

I would like to add something from the vendor side when it comes to property management software…..there are some that are easier to use as far as integrations go. Appfolio is less expensive and tends to be used by smaller management companies. But the seamless integration with Entrara, Yardi and others are on another level. So if you’re planning on adding features or platforms that require integrations, just something to keep in mind!

I’m a software sales rep.. for neither company.

But I definitely wouldn’t be going with appfolio for a portfolio of 4K units with plans to grow to 20k units.

Reason being: appfolio doesn’t allow integrations with many major providers in the industry.

If appfolio doesn’t have the solution you need? You need to move software.

If appfolio stops updating a certain platform in their software your company uses regularly? You need to move software.

If appfolio drops a product you like? You have to move software.

Appfolios close walled system is exactly why you do not see them play in large management companies portfolios. You cannot integrate other providers solutions into their services - which makes it a deal breaker when it comes to growing a portfolio.
