I'm looking for feedback on RealPage vs Entrata.
I'm a RealPage kid, born and raised, so tell me the pros and cons of why I'd want to choose Entrata instead or stay away from it.
This is for a new build, not a conversion.

Can’t wait to hear the feedback. Also curious on this groups thoughts on AppFolio too but not wanting to hijack this post. I am Realpage for 17 years.

Been with Entrata for over 6 months and terribly disappointed due to literally no access to do much of anything.

Leah Love Orsbon yeah totally agree. If I had a $1 for every time I heard “we’re looking into that” I’d be rich.

I agree with Shady. Also lease modifications are a pain when adding or removing roommates at renewal or when transferring. Requires ample help desk tickets and you have to add a robot feature to close our pos when invoices are paid otherwise managers spend endless days closing out paid Pos.

Rikita Mohamed lease modifications are a nightmare! I absolutely dread them when I have to do them! 12 steps too many!

Rikita Mohamed lease mods within transfers and renewals should not require this many extra steps. Are you adding/removing the person within the renewal offer or transfer request?

Agreeing with everything that has been said so far plus.. Entrata is about what your company has their settings set at.. So, if your company doesn't want their leasing agents to have a lot of access to much, they don't and it can make more work for the AM or PM.

Agreed but also LOVE Resman! Appfolio is a solid option too!

Soooo I’m a Realpage Fan and now see all types of software. I still love my Onesite. Entrata seems easy to use. I logged in and started looking up resident ledgers and could pull delinquency and such without training. Appfolio I feel like I can do the same and the reports can be easily customized to what I would like to see. I was able to set up a report to pull how I wanted with a coffee’s worth of coaching from a friend who switched from RP and did not want to look back. Both seem more intuitive than RP but less depthy on the accounting and reporting side. The reports were customizable but Realpage I can pull your eye color for a GL code. I’ve not used Resman yet. I’ve touched base with yardi and it was my least fav.

The interactive options and reporting in Entrata far surpass Onesite in my opinion. I used Onesite 2016-2021 and Entrata 2021-now. It took a good 8+ months to fully appreciate it after the migration, but it’s definitely my preferred software now!

I have been using Entrata for over a year and not a fan!

I would pick Entrata over Onesite time over time. I was a Onesite user for years until we started our migration 4 years ago. Now, using Onesite feels like a dinosaur. Support from Entrata can be a little slow at times, but I hear they are working on it. 9 times out of 10, issues that users experience with Entrata do have to do with company settings, though.

Entraps is great for student housing not for conventional- stay with Real Page trust me!

My only comment is- since RealPage was acquired by Thoma Bravo a private equity firm, there has been a decline of the products and customer service. So much so that we have canceled contracts and gone with other vendors.
