Why is it EVERY single time a resident has their refrigerator go out they 1000% of the time just went grocery shopping the day before and spent hundreds of dollars …….allegedly.

All these comments are negative to the renter. Refrigerators work 99.9% of the time whether the freezer is full or not. When they are living paycheck to paycheck, any food that spoils is money out of their pocket. We need to be empathetic and as responsive as we can. It's apartment ownership/management. They appreciate our concern and quick action (as soon as possible with staffing). A gift card to Walmart goes a long way. Some will appreciate it, and others will want more, but we can know we did the best we could and better than many other apartments. It's about retention

Oh my gosh, in my 24 years of PM experience this came up for debate a lot. You are busy people in this industry. Yes, see if there is a template you can fill out in your time. It is important to participate though, as long as they make their information they collect on others available to you as a result. I've worked at SO many complicated properties where prices change daily, it can be a bit much to explain. Keep it simple.
