I didn't know they offered an operating system. I think you might mean property management software. I would safely assume that nearly all management companies use Microsoft as an operating system.

Hello SF Build To Rent Friends. Are any of you utilizing a "Residential Lease With Repair Clause"; that shifts repair responsibilities for certain items to the resident. I would love to hear your feedback if so.

Anonymous member what Ellie said. We typically see $10 per yard more due to this. We have now started installing fences with 6 ft wide gates to accommodate to keep costs down. We pass the landscaping cost back in the community bundle.

We have a special provision that details they replace their air filter (unless the handler is in the attic), fridge filter, and standard light bulbs. Everything else we handle. We also still do quarterly inspections and change air filters.
