Call FEMA or whoever is assisting with the hurricane relief. They are most likely looking for housing for all the residents who lost their homes. In my dealing with this throughout hurricanes, the organizations will usually pay all fees as well as a full years rent. Contact your local relief organizations also. I do know that the veterans organizations are also a good one.

Try doing $50 or $100 off per month for 6 months, and advertise that rate as the published rate to get people's attention. I mean, be very clear about it when showing it that the rate goes up after 6 months, but even a hundred a month for 6 months is less than 1 month empty.

Find the major employers in your area and take them snack baskets for their break rooms. Send current residents referral fee/awards. Call comps and if they don’t have 2 bedrooms offer a referral. Pull traffic from 9 months ago and follow up - do they love where they live?

Facebook marketplace has been a great tool for us! I do Netflix on us for the year(it’s like $240), refer a friend and you each get $500 etc, lots of fun stuff!
