Curious as to what you currently use, and what some of the shortcomings of Appfolio were? We're in a similar boat - looking to make the jump from Buildium to something much more detail oriented.

It completely depends on the size of your portfolio as well as what your needs are. We manage over 2,000 apartments across two property management companies and have found Appfolio to not be able to accommodate the flexibility that we need.

I'm not familiar with Buildium,but as for Appfolio, at least as of a few years ago, they seemed to be focused on providing all their own add-ons rather than relying upon 3rd party providers. For a small portfolio, this might work fine, but you do lose the ability to choose the "best in breed" for all the 3rd party components.

I use Buildium for my small, property management portfolio of single family and boutique multi-family communities. I find that Buildium is user-friendly, easy to navigate and their tech support is top notch. I also find it to be very affordable.

You're going to run into issues if you want to connect to any 3rd party providers you use that might need to integrate data. Appfolio is a little easier to work with on this, but still relies heavily on manual processes. If you plan on a 3rd party billing, accounting, or other service you may want to consider upping to a software that can handle it such as ResMan, Yardi, Onesite, or Entrata. There are others, but from a third party perspective those are the easiest to work with and the most robust.

We're looking into switching management software and currently Appfolio and Buildium are the two we're looking at. I was curious if anyone who uses either of these could share their thoughts? What do you like, what do you dislike?

We manage a mix of single family, duplexes and smaller apartment communities.
