I like the idea of inviting the police with K9 unit to the property. I'm going to try that!

How do you police marijuana smoking? Unfortunately it just became legal in Michigan and I manage a multifamily community of 184 units. Everyone blames the next unit when you walk into a building entrance only to smell weed; then sometimes it hard to tell where the stench is coming from. Our policy has been - for any time of smoking, keep it maintained within the confines of your home. Use candles, the ceiling fan, open the window, etc. to balance the smell. It works for some but overall people feel its their right.

As I read your replies, I realize what a difficult position we are in. I agree about non-smoking policies. I know people are confused about medical marijuana. However, my biggest concern is that we have been placed in the position of being the police, the judge, the juror, the enforcer...and sadly that's what many of your replies sound like.
Please soften your approach...put out occasional reminders to all residents that it is nonsmoking and say it ways that don't sound like Hitler. The rock and hard place is that they are paying for a 'home' and a certain amount of privacy. No, they can't smoke in nonsmoking buildings/properties. And yes, there will be ramifications. Just work on being polite, kind and customer service oriented. We can say 'no' in less offensive ways. Happy New Year!

Smoking is smoking unless you have in your house /community or rental agreement that states it's non smoking community you can't just address the marijuana smoking. However, for my managers we address a warning letter as a nusiance to the community. As many ppl don't want to accept it, it's legal, in California. You can order it and it's delivered at your doorstep

As long as a smoke free lease addenda is signed it doesnt matter they cant smoke. They can still ingest THC via edibles if they need it.

What people do in the privacy of thier homes as long as it is legal and not in violation of our lease or community policies is none of our business. It can be a slippery slope trying to prove a Resident is smoking pot. I usually send the offending building a letter reminding our Residents that we are drug free and periodically we invite the local Police Dept. to train thier drug snifting K-9's at our property, that does it for awhile. There are no laws yet in Ohio for smoking cigarettes in one's own home. The hallways and outside the building are common areas and resricted from smoking.
