Job Description:

DEI Communities is currently seeking an experienced Director of Marketing to join our team in Omaha, Nebraska 68127.


Job Summary:

This position is responsible for working with the Regional Vice Presidents, Regional and Community Managers, Leasing Director and Revenue Manager to achieve occupancy and revenue goals by implementing marketing strategies and programs.


Job Duties and Responsibilities:

  • Reviews occupancy, trend and market information, advertising efforts & spend, ad performance, traffic and conversion numbers on all properties but special focus on lower performing communities, acquisitions and rehabs

  • Works directly with Community Managers (CMs), Regional Managers (RMs) and Regional Vice Presidents (RVPs) on identification/validation of issues and potential solutions to implement strategic marketing plans to improve occupancy and revenue.

  • Develops and tracks performance of advertising efforts, analyzing traffic.   Recommends advertising spend changes to better utilize advertising dollars

  • Monitors and optimizes online presence, including websites, ILS systems, social media, etc. by reviewing Google analytics and other sources to track traffic changes, changes in ad source performance, page rankings, keyword searches, etc.

  • Acts as point of contact for external third-party vendors (i.e. call center, media, websites), coordinating, and directing assistance as needed


Education and Experience:

  • 2-5 years’ relevant work experience in a similar role

  • Must have marketing experience in real estate (multi-family apartments) or hospitality

  • Bachelor’s Degree in Marketing, Business Administration, Organizational Development or related field preferred

  • Would consider candidates without a Bachelor's Degree


Skills and Abilities:

  • Knowledge of apartment leasing operations and industry-related marketing concepts to interpret and apply information to understand the impact on occupancy, traffic, retention, pricing & revenue

  • Demonstrated ability to develop, manage, analyze and evaluate company marketing efforts

  • PC skills in Microsoft Office including Excel, Word and Power Point

  • Demonstrated skills in using the internet for marketing; proficiency in navigating websites & internet communication tool

  • Superior verbal and written communication skills

  • Planning/organizational and demonstrated project management skills
