More Renters Seeking Pet-Friendly Apartments

Do you have a pet-friendly policy at your apartment community?  If not, you could be missing out on a growing breed of renters.  In fact, there has been 32% increase in the number of renters who own pets today compared to last year, according to an Apartments.com national survey.  These finding may be a sign of an improving U.S. economy as the struggling economy has played a strong role in the first decline in pet ownership since 1991, according to the American Veterinary Medical Association.

While renting with pets may be on the rise, survey respondents said finding an apartment that allows pets was somewhat grueling, or often came with some hefty fees and deposits.  More than 60% of renters surveyed said they faced some challenges in finding accommodations for them and their pet, and 63% said they were required to pay a pet deposit.

As you can imagine, pet policies play a major role in a renters decision of where to live and can be a deal-breaker for many.  Personally, I know that I could never live somewhere that wouldn't allow me to bring my two beloved cats Simone and Pierogi.

The good news for all us pet-loving renters is nearly 80% of respondents said they live in a pet-friendly building, indicating both landlords and residents without pets are increasingly recognizing that pet owners are, for the most part, responsible and respectful neighbors.  If fact, nearly 60% of renters surveyed that do not own pets, said they still enjoy living around others with pets.

The problem with a strict 'no pet' policy, or one that allows them with high costs (deposits/rents); is that these policies are useless when a resident or applicant says the words indicating that the pet is not a pet, rather it is a service/companion animal (even if the human is a volunteer trainer for an animal destined to be a service animal). One smart applicant or resident will be able to work the law to his own advantage.

I understand the premise that residents can find a way around pet policies, but I was wondering if you could shed some light on where the "problem" is. Do you think that companies shouldn't allow pets, or have pet policies or shouldn't charge pet rents, because people will just take advantage of the system? Or are you just alerting the reader that some people will game the system to their advantage? Is there a solution?

We have 49 units in an area where there's a lot of lower income. We have found that pets = extra work, extra cleaning, etc. but that also there are many GREAT tenants who have pets. We do charge a $300 non refundable FEE (not deposit) and extr $30 rent per month. This is a bit heavier than...well, probably every landlord in the area, but we're full, and people do pay it.

Whatever your pet policy is -- put it on your ads. Renters are 5 times more likely to respond to an ad that includes a pet policy, even if the policy is "No Pets" (from a Feb. 2013 study of 87,000 RentLinx leads).
