They did, so we were able to trade a year lease for the dollar value of radio advertising. Got us on 3 of the more popular radio stations here, which was extremely successful with getting our name out there.

Guest Insider Know how to sell that you’re the best! Free rent and all the giveaways in the world are not what’s leasing those units! If every staff member understands this then ya got your lease up going in the right direction. A company is better off giving the person that leases the unit a bonus equal to one months rent at move in than to give it to the resident- you’ll gain a life long employee and solid leases!

Guest Insider Double edged sword. We have it at one of our properties and although good mostly, our biggest complaint is when someone goes and upgrades their phone or loses their phone. Never fails it’s a Friday or Saturday night and then they call emergency line in a panic because they can’t get in the building.
With those type systems (ours is Brivo) You as the employee have to log into Brivo and resend a new “key” to their device because it does not allow them a username and password to access their key.
October’s are always fun because the new iPhone is launched around that time lol

Cassie Johnson  we will be using OpenVia. It’s new! We have an older system (SES) that is starting to fail and redoing the entire building right now isn’t an option. This system will take over the “brain” of the system we already have and you will use an app to be able to open doors. They explained it as your much more likely to lose your keys than to lose your phone. If I understand correctly their emails will be associated with their access. So if they get a new phone then they can just download the app again. This is our option to bridging our current system failing and shopping for a new system in the future so we are scrambling.

Guest Insider and when the server crashes for the app, which is bound to happen at some point, what is your contingency plan? Let's say Friday night at 11:30pm the host server stops responding.
The data nconnrction (i.e. Internet provider) is offline. The app can't communicate with the building locks. What's the backup plan?
This would be my question as a potential resident to your community.
Also, just my expedience, the more locked down things become, then the residents start propping doors open or tampering with the locks so they don't function properly.

Guest Insider the job I'm in now, I'm on call a lot and don't have time to play around with lock failures or technology failures. Something like that would be a no deal to me when looking at a place. To the contrary, the building I live in has a security officer 24/7 cameras on each floor that can see apartment doors. The elevator is access control with the regular HID cards. But with security there 24/7, there is someone who can assist with backup plans in the event of a equipment failure. I think putting all your eggs into one basket (mobile phone app) to open doors is a huge risk. People lose phones too. They get damaged, stolen, etc. I just think not having a backup option is a disaster waiting to happen.

Cassie Johnson  if the system fails we have a designated door that will default to unlocked. So they will still always have access by one door if the system fails by cellular outage or power outage. Our community does not have on site security or a concierge. We are a small community and those additional costs would raise our rent to the point that we would no longer be affordable/competitive with our area.

James Brewer I use PDK for my 39 unit building. I also doubted a mobile-only solution especially for these Class C residents so I issue one keyfob to each adult on the lease and promote mobile use as much as possible, especially to select third parties I grant access to the building. The fobs aren’t expensive but it can sometimes be more streamlined (and normal seeming to residents) than fumbling with your phone or the reasons mentioned above.
The ability to enable/disable access, and remotely unlock is revolutionary you’re going to love it. Another factor to consider is that my PDK system also integrates directly into my Turing camera system so there’s a video entry log tied to every access attempt/entry. It’s a nice to have if you have access control and video surveillance.
PDK does use email to authorize a phone token automatically, so if a resident replaces their phone it does resend them a new token they can use immediately as long as they are willing to accept the previous will be disabled...

Guest Insider I post a reminder to the entire building and just state something about everyone being entitled to the peaceful enjoyment of the community and to be mindful of noise even during the day. I also add something about it being an apartment community so there will be some residual noise, it is inevitable with many neighbors. This both addresses the noise complaint but also kindly reminds the complainers that there’s still a line between excessive noise and normal apartment noise.
If the complaints continue, interview surrounding neighbors and do an inspection yourself to see if you hear anything. If you cannot corroborate their complaints you tell them so in writing, that you have investigated and found no issue

I can definitely hear stomping noises and loud walking , but as I was mentioning I think it may just be the way this building was constructed. Thin floors. Then they look at you like “DO SOMETHING”. I had one say “I know you can send them a legal notice. I’m showing you proof. You should be doing that.”

Guest Insider is it hardwood or vinyl on the upper floors? I know it’s aesthetically pleasing to not have carpets in common areas in apartments but the noise issue will never end.
I avoid luxury housing like the plague for this reason. And it’s unfortunately understandable when you’re paying high rents to expect high quality of life. But like, it’s still An apartment that will unfortunately come with apartment issues.

At some point though, you’re just going to have to talk with your manager and see what needs to be said to these residents.

Guest Insider What I’ve come to realize is don’t say you have thin floors. As long as your building is up to code your floors are fine.
Floors, squeak, and make noise no matter the age.
Explain that noises from the floor, occasional banging, walking, phone conversations are normal apartment living noises. Compare it to a house where there are shared walls.
Explain that sharing walls as part of apartment, living. Go on to say that noises such as screaming, loud music after a certain time, loud parties, excessive banging for over in 10 minutes, is unreasonable.
If noise levels are considered unreasonable, and it’s during office hours, tell him to call the office. Let you guys handle it from there. If after office hours, they will need to call the police.
Explain that you cannot guarantee quiet because there are shared walls. Explain that their neighbors most likely are hearing them too.
Reiterate what is beyond reasonable

James Shannon Well, firstly that’s why I don’t deal with luxury tenants. You can never win with them.
Now thats I said that- Use their entitlement and lease agreement against them. I would see if or create a policy on how noise complaints must be handled per company policy.
I’d then, send out an email regarding the procedure and steps required for you(the team) to address these noise complaints. Such as a police report needing to be filed with the complaint, or audio/ tangible proof. Put the responsibility back on them to provide evidence, and do the work to help you accurately resolve their problem.
Once it’s in black and white, plus you notified them of the process- quote the policy and that you notified them. And if they fail to follow the steps required, then there is nothing you can do.

Guest Insider Lee Hartman switch groundskeeper to tech. Have tech keep up with work orders with maintenance Supervisors help. Have assistant maintenance painting 1 day and turning the next. Basically schedule 2 days. If they are color change you may need to add an additional day. Depending on size and damages. Basically assistant turns to turn tech and keeps them on schedule. The extra time for your tech who does work orders can do the maintenance and t/u for 1 to 2 easy units a week. So if all goes well. You can get 3 to 5 units completed per week and keep up with regular tasks.
Either that or get ready for some heavy OT in the busy season.
You can always point out that painting in house is dropping your turns per week down to 3-4 that way if you have 6-8 move outs in the beginning of the month they understand it might be better in those circumstances to vend the biggest/worst paints out to save on rent loss. The only issue with that argument is if they can actually rent them as fast as you can...
